What does a newly built townhouse cost in Metro Vancouver?
The median list price across all 1,394 active newly built ground-oriented homes is $1,346,450. That covers townhouses, half duplexes, and row houses built in the last two years. The figure moves a great deal by city: Vancouver sits at $1,649,900 while Chilliwack sits at $687,400.
Why do you use price per square foot instead of just price?
Because list price alone hides the size difference. A home in Surrey and a home in Vancouver at the same price are usually not the same home. Price per square foot lets you compare the two directly, and the gap it exposes is often larger than the price gap.
Is GST included in these prices?
No. These are list prices. On the active set, 971 listings state that GST is not included, 41 state that it is, and 382 do not say. On a new home GST is normally added on top of the list price, so budget for it and confirm it in the contract.
How current are these numbers?
They were measured on 11 August 2026 against active MLS® listings and are recalculated every time the site is rebuilt. They describe what is on the market now, not what has sold.
Do these prices include condos or detached houses?
No. The scope is deliberately narrow: townhouses, half duplexes, and row houses, all built in the last two years. Condos and detached houses behave differently on price per square foot and mixing them in would make every figure less useful.
