How prices work in Langley

Willoughby Heights is where more or less all of it is. It is one of the largest sustained townhouse build-outs in the province, and the effect on the data is stark: one neighbourhood carries almost the whole city, so the Langley median and the Willoughby median are nearly the same number.

That concentration is genuinely useful when you are buying. With that many active listings in one area, comparable homes are easy to find, which makes it much easier to tell whether a price is reasonable. Thin markets do not give you that.

Four bedroom homes are unusually well represented, and the median home is well above the regional median size. Combined with a price per square foot far below the core, this is one of the clearest space-for-money propositions in the region.

Langley City is a separate and much smaller market from Willoughby Heights. It is closer to the future SkyTrain terminus and behaves differently on price, so do not treat the two as one place.
