Price per square foot, neighbourhood by neighbourhood
The single most useful number for comparing two places, because it strips out the size difference that list price hides. Here it is for every neighbourhood with enough newly built ground-oriented homes on the market to measure.

Price per square foot for newly built ground-oriented homes ranges from $376 in Lower Landing, Chilliwack to $1,434 in Kitsilano, Vancouver. The regional median is $819. 90 neighbourhoods carry enough active listings to publish a figure.

What this number is really measuring
It costs the same to frame, wire, and finish a townhouse in Chilliwack as it does in Kitsilano. The trades are the same, the code is the same, the materials come from the same suppliers. So when the price per square foot at the top of this table is 3.8 times the price at the bottom, almost none of that gap is the building. It is the land under it.
That is what makes the figure useful. It turns "where do you want to live" into a number you can put a dollar sign on. A family choosing between Kitsilano and Lower Landing is not choosing between two houses. They are deciding what a location is worth to them, and this table tells them the price.
It is not a verdict on value. A cheaper square foot usually costs you time instead, in commute and in distance from rapid transit. The best value page takes that trade-off apart properly.
Every neighbourhood, most expensive first
The last column is the split between townhouses and half duplexes, which matters more than it looks. Half duplex neighbourhoods are rebuilt single family streets, so the homes are usually larger and there is rarely a complex. Townhouse neighbourhoods are complexes, with a monthly fee and shared grounds.

Common questions
What is a good price per square foot in Metro Vancouver?
There is no single good number, because the figure is really measuring land, not building. The regional median for newly built ground-oriented homes is $819. Anything near $376 means you are buying in the Fraser Valley, and anything near $1,434 means you are buying on Vancouver's west side. Compare a home to its own neighbourhood, not to the region.
Why does price per square foot vary so much between neighbourhoods?
Construction costs are broadly similar across the region. Land is not. Two homes built to the same standard, of the same size, can differ by more than double in price per square foot purely because of where the land sits. That is why the figure is the fastest way to see what a location is charging you.
Does a lower price per square foot mean better value?
Not on its own. A lower figure usually buys a longer commute, and often a strata complex further from rapid transit. It is a measure of what you pay for land, not a verdict on whether the home suits you. Use it to compare like with like, then weigh the trade-off separately.
How is the figure calculated?
For each listing, the list price is divided by the finished floor area, then the median of those values is taken for the neighbourhood. Listings with a stated area under 300 square feet are excluded as data-entry errors. The median is used rather than the average so a single oversized or unusually expensive home cannot move the figure.
Why are some neighbourhoods missing?
Only neighbourhoods with four or more active listings appear. Below that, one listing moves the figure by a large amount and publishing it would be misleading. Those homes are still reachable through the search filters. The table was measured on 9 October 2026.
What is the most expensive neighbourhood by price per square foot?
Kitsilano, Vancouver, at $1,434 per square foot. The median home there is 1,551 sq ft and lists at $2,385,000, across 31 active listings. Almost all of that per square foot cost reflects the land under the home rather than the building itself.
