How prices work in Coquitlam

Burke Mountain carries the most active listings and is almost entirely townhouses in newer complexes. It is family-oriented, high on the hillside, and the furthest of the two from rapid transit. The homes tend to be larger and the price per square foot lower.

Coquitlam West runs a close second on inventory and is the opposite proposition: closer to Lougheed and Burquitlam, denser, smaller homes, and a noticeably higher price per square foot. You are paying for the SkyTrain, and the numbers show exactly how much.

Maillardville is the half duplex pocket. It is an established neighbourhood being rebuilt lot by lot rather than developed as complexes, so the product looks more like east Vancouver than like the rest of Coquitlam.
