Burnaby has the largest newly built ground-oriented homes of any city in the region by median size, and prices close to Vancouver on total cost. The result is a price per square foot well below Vancouver for a substantially bigger home.

How prices work in Burnaby

The mix here leans toward half duplexes on rebuilt single family lots rather than townhouse complexes, which is why the median size is so high. Forest Glen, Sperling-Duthie, East Burnaby, and Central Burnaby are all half duplex neighbourhoods, and the homes come out considerably larger than a Vancouver equivalent because the lots are wider.

Strata fees are among the lowest of the high-volume cities, and that follows directly from the product. A half duplex strata of two owners has almost nothing to maintain in common, so there is very little to fund.

Freehold non-strata homes are more available here than in Vancouver or Richmond. That is worth knowing if you want to avoid a strata entirely, because the region does not offer many places where new ground-oriented homes are built that way.

Metrotown, Highgate, and Edmonds behave differently from the rest of the city. They are closer to SkyTrain, more townhouse-oriented, and price on transit access rather than on lot size.
