How Surrey breaks down
The city behaves as at least two separate markets. South Surrey, meaning Grandview Heights, Pacific Douglas, and the Cloverdale edge, prices well above North Surrey neighbourhoods like Bolivar Heights and Cedar Hills, and the northern homes are often larger.
Townhouse complexes dominate rather than the lot-by-lot infill you see in Vancouver, which is a consequence of land: larger parcels allowed whole developments rather than one-house replacements.
