Half Duplex | Where
Half Duplexes in Burnaby
If size matters to you and Vancouver's floor plates feel tight, this is the city to look at next. The product is the same and the lots are not.
The short answer
Burnaby's half duplexes sit on wider lots than Vancouver's, which produces noticeably larger homes for the same product type. Forest Glen, Sperling-Duthie, East Burnaby, and Central Burnaby carry most of them, and freehold non-strata is more available here than in Vancouver.

Wider lots, larger homes
The single biggest difference from Vancouver is lot width. A builder with more width delivers a larger floor plate, and Burnaby's median newly built ground-oriented home is the largest of any city in the region.
That also means the homes feel different to live in. More of the living space can sit on one floor, which matters more than square footage alone suggests.
More freehold than elsewhere
Freehold non-strata homes are more available in Burnaby than in Vancouver or Richmond. If avoiding a strata entirely is a priority, this is one of the few places close to the core where that is realistic.
Confirm it on title rather than inferring it, because Burnaby half duplexes come both ways.
The city is large and varies
Forest Glen, Sperling-Duthie, East Burnaby, and Central Burnaby are the half duplex neighbourhoods. Metrotown, Highgate, and Edmonds behave differently, closer to SkyTrain and leaning townhouse.
Burnaby is also genuinely hilly. A home on a slope often means a walk-out lower level, which changes both usable space and how you enter the home.
Common questions
Are Burnaby half duplexes bigger than Vancouver ones?
Yes, and the reason is lot width. Burnaby lots give a builder more room to work with than a thirty-three foot Vancouver lot, so the floor plates come out larger for the same product type and a similar build vintage.
Can I find a freehold half duplex in Burnaby?
More easily than in Vancouver or Richmond. A meaningful share of Burnaby's active listings are freehold non-strata. Confirm the ownership type on title, since they come both ways.
Which Burnaby neighbourhoods have them?
Forest Glen, Sperling-Duthie, East Burnaby, and Central Burnaby carry most of the half duplex stock. Metrotown, Highgate, and Edmonds lean towards townhouses and price on transit access instead.
