Quintet is a collection of five townhomes at 2240 E 40th Ave in Kensington-Cedar Cottage, East Vancouver, a short walk from Victoria Drive. Each home has its own front door, a fenced yard with a patio, and two or three floors of living space with three or four bedrooms. Four of the five homes include a suite on the ground floor with its own entrance and bathroom, which suits a parent, an adult child or a nanny. Interiors by West One Design blend Japanese and Scandinavian style, with Bosch kitchen appliances, Silestone quartz counters, triple-glazed windows, wool carpet in the bedrooms and a heated floor in the primary ensuite. Every home has a heat pump for heating and cooling, and homes 1 to 4 come with a parking stall and an EV charger. The developer is THT Properties Ltd. The homes were built by Costar Construction, whose It Takes Two project won the 2024 Georgie Award for Best Multiplex Home. Prices start at $950,000, and move-in is expected in November 2026.

Unit 5 (Fitzgerald), a three-bedroom home over two floors, is $950,000. Unit 4 (Coltrane), three bedrooms plus a rec room and a studio suite, is $1,218,000. Unit 1 (Armstrong), four bedrooms plus a rec room and a one-bedroom suite, is $1,248,000. For Unit 2 (Ellington) and Unit 3 (Davis), ask us for the price. Where is Quintet?
Quintet is at 2240 E 40th Ave in Kensington-Cedar Cottage, East Vancouver, between Victoria Drive and Nanaimo Street. The nearest bus stop, eastbound E 41st Ave at Gladstone St, is a two-minute walk. Joyce-Collingwood SkyTrain station is a 20-minute walk (1.6 km).
What is the monthly strata fee, and what does it cover?
Units 1 and 2 pay $576.26 a month, Units 3 and 4 pay $520.76, and Unit 5 pays $354.29. The fee covers strata management, water, sewer, garbage and recycling pickup, and landscaping. These figures come from the developer's pricing sheet.
What is the two-year strata fee offer?
You receive a credit equal to two years of strata fees, worth up to $14,000, applied on the statement of adjustments when the sale completes. Ask us about it when you are ready to buy.
When can I move in?
The developer expects the homes to be ready in November 2026. Completion dates on pre-sale homes can move, and the disclosure statement explains what happens if this one does. The show home is open now, so you can walk through a finished home before you decide.
How much is the deposit?
The first deposit is 5% of the purchase price, due within seven days of the developer accepting your offer. Deposits are paid by bank draft to Collingwood Law Office in Trust, which holds the money until completion.
Which homes have a suite?
Units 1 and 2 have a one-bedroom suite on the lower floor. Units 3 and 4 have a studio suite on the lower floor. Each suite has its own entrance and a full bathroom and can be closed off from the rest of the home; the one-bedroom suites in Units 1 and 2 also have a wet bar. Unit 5 has no suite; it is a three-bedroom home over two floors.
Is parking included?
Units 1 to 4 each come with one parking stall fitted with an EV charger that is ready to activate. Unit 5 has no stall; street parking is available on E 40th Ave. There is also a shared bike room.
What warranty comes with the home?
Each home comes with the 2-5-10 home warranty that applies to new homes in BC: two years on labour and materials, five years on the building envelope including water penetration, and ten years on the structure. The developer also includes a five-year extended warranty on the kitchen appliances, the washer and the dryer. Full warranty terms are given to buyers before they sign.
Who looks after the shared areas?
Quintet is a managed strata, Strata Plan VAP7098. The developer says Fort Park Property Management will run it. A managed strata means a professional company handles the budget, the bylaws, the annual meeting, the reserve fund for future repairs and the upkeep of the landscaping and shared areas, so the five owners are not left to organise that among themselves.
Can I choose the finishes?
You choose one of two colour schemes. Tempo is the light scheme, with white and oak-toned cabinets. Bass is the dark scheme, with white and walnut-toned cabinets. The kitchen counters, flooring, fixtures and appliances are the same in both.
Who designed and built Quintet?
The developer is THT Properties Ltd., named in the disclosure statement dated May 7, 2025. Costar Construction built the homes; its It Takes Two project won the 2024 Georgie Award for Best Multiplex Home, per the CHBA BC winners list. Lineform Architecture Inc. designed the buildings and West One Design the interiors.
